Custom Pools for Peoria Homeowners

Peoria gets steeper and rockier as you head north, and that shapes the pools we build here. A custom pool on a flat south Peoria lot and one on a Vistancia hillside can share the same finishes and still need completely different engineering. AZ Pool Concepts designs each pool for the slope, soil and view of the lot it sits on.

We build throughout Peoria, including Fletcher Heights, Terramar, WestWing Mountain, Sonoran Mountain Ranch, Vistancia and Trilogy at Vistancia. Owner Shawn Walker has more than 18 years of Arizona pool experience, and we handle the City of Peoria permit, any HOA approval and every inspection. Each project starts with a free on-site estimate so the design begins with what the lot actually looks like.

Pools for North Peoria Slopes and South Peoria Yards

North Peoria climbs into rocky, hilly desert. In Vistancia, Sonoran Mountain Ranch and the surrounding communities, buried rock can slow excavation and grade changes affect where the pool can go. These lots are where we most often design raised spas, retaining walls and pools positioned to look out over the desert. The City of Peoria can require additional grading review on hillside lots, and the newer northern communities have HOAs with design review, so we prepare both submittals before construction.

South Peoria is a different market. The neighborhoods are established and relatively flat, with homes from the 1980s and 1990s. Many of these yards already have a pool, and most of our work there is resurfacing, new tile and coping, and cooler paver decks. When an older pool's layout no longer works, or a yard never had one, a new custom build is still on the table, and the flatter ground makes the dig more straightforward. For those owners, the choice is often between updating the pool they have and starting over with a new shape.

Wherever the lot is, the City of Peoria inspects barrier compliance, so fencing and gates are part of the design rather than an afterthought. On sloped lots, the barrier, the retaining features and the deck all have to work together, and planning them in one drawing keeps the project on track.

Common Custom Pools Projects in Peoria

Hillside Pools With Raised Spas

On sloped north Peoria lots, a raised spa can step the design down the grade, with retaining features holding the pool and deck level. We engineer these around the rock and slope we find on site rather than forcing a flat-lot plan onto a hill.

View-Lot Designs in Vistancia

Hilly Vistancia and Sonoran Mountain Ranch lots often look out over open desert. We position the pool, spa and seating to face that view and plan the grading work and HOA submittal together.

New Pools for Established South Peoria Yards

Flat 1980s and 1990s lots in south Peoria dig cleanly, so a new custom pool with paver decking is a practical project. We also rebuild older pools whose layout no longer fits how the family uses the yard.

FAQ

Custom Pools in Peoria: Questions

Does a hillside lot in north Peoria need extra permitting?
It can. The City of Peoria may require additional grading review on hillside lots, and we prepare that along with the standard pool and structure permit.
Do Vistancia and other north Peoria communities require HOA approval?
The newer northern communities are HOA-governed with design review, so plan on an HOA submittal before construction. We handle it alongside the city permit.
Will rock slow down my pool build in Peoria?
In north Peoria, it might. Buried rock and grade changes are common there and can add excavation time, while the flatter, established lots in south Peoria generally dig more easily.
What does the City of Peoria inspect on a new pool?
The city issues pool and structure permits and inspects barrier compliance, along with the usual construction inspections. We coordinate each one so you don't have to schedule them yourself.
